Montgomery Plaza Condominiums

Developer – The Marquis Group

When the Plano-based Marquis Group entered into a joint venture to purchase the top seven floors to develop the residences, they recognized a unique opportunity to build something far more extraordinary than another cookie-cutter condo building. “We could see the potential for this building and its location to become something comparable to what the Uptown area is to Dallas,” said Waldemar “Wally” Maya, who represented The Marquis Group on the Montgomery Plaza project.

“We saw an opportunity in Fort Worth to bring a project to the market that didn’t exist until now.” The sheer size of the historic building, its concrete columns and large square openings with industrial windows plus its ideal location would all play a role in Montgomery Plaza becoming a community boasting amenities rivaling any five-star resort and featuring one-of-a-kind homes for owners who know and appreciate a five-star lifestyle.

Architect – Swaback Partners

The responsibility for transforming such a unique building into luxury condominium homes fell to Swaback Partners of Scottsdale, AZ—selected for their experience in designing high end homes and working with the very best in resort living communities. “For Montgomery Plaza, we wanted to create a distinct sense of vertical community: to assemble an internal neighborhood bound together by the building and the activities encouraged within. Our goal was to create the same type of exclusive neighborhood that you would find in a luxury home community into this unique building. We want the residents to feel like they are on vacation every day.” -Project Architect Joseph (Joe) Conk.  In fact, Joe fell so in love with the development and with Fort Worth that he relocated here and now lives in the building.

Interior Design – Winter Creative and Thos. S. Byrne

The spacious and well-appointed lobbies at Montgomery Plaza are certainly comparable to entering a luxury hotel environment. To avoid the monotony of long wide corridors, Swabeck Partners along with its interior design arm, Studio V, and Maika Winter of Winter Creative, utilized a variety of materials on the corridor floors to create a “meandering path.” Pathways lead to the “front porch” of each home and are echoed by unique ceiling treatments. Inside the homes, ceilings range from 12 to 16 feet.  Natural light is drawn in from the large windows through the use of high windows across the tops of interior rooms and interior acrylic glass glazing encourages transference of the natural light.  One-foot-thick demising walls between every home assure complete sound privacy.  Each interior boasts an elegant balance of light, comfort and openness–serving to transform every home into a canvas for enlightened urban living.

It was only fitting that the original contractor who built the building, Thos. S. Byrne, play a role in the project by overseeing the interior features of the residences. Residents have the choice between Urban or Estate homes in three color schemes. Gourmet kitchens are loaded with top-of-the-line appliances and finishing products. Bathrooms are spa-inspired. Ample closet space is yet another example of design derived from custom homes rather than traditional condos.

Construction – ICI Construction

With extensive experience in constructing office buildings, warehouses, retail shopping centers, restaurants, and hotels as well as multi-family residences, Dallas-based ICI Construction had the right mix of experience and talent to earn the assignment of constructing the amenity areas. The ICI team taking part in constructing the pool deck, a fitness center that overlooks it, and a state-of-the art 14-seat home theater includes Chris Graves, V.P.; Art Atanasoff, Sr. Project Manager; Duane Clocker, Senior Estimator; Chet Spurlock, Field Superintendent and Nick Hasty, Marketing Manager.

Luxury Pool Deck – G&D Pools

Thanks to the foresight of the original contractors and the vision of the new development team, Montgomery Plaza has an amenity completely unique to it anywhere, perhaps in the world. The structural strength of the lower floors allowed a parking garage to be added above the three-story addition on the east wing. The two-story addition on the west wing had the destiny of becoming the base for a 260’ x 165’ third story amenity deck (that’s nearly one acre!). Built by G&D Pools, it features a 20+ meter swimming pool, reflecting pool, waterfall, rain curtain and heated spa, surrounded by resort-style cabanas and luxuriant chaise lounges. Five large outdoor fire pits on multi-levels create numerous areas for outdoor dining and entertainment.

Structural Engineer – Hunt & Joiner, Inc and Kalmans Marshall Engineering, Inc

Also playing a key role in the project were Structural Engineer Steve Dial of Dallas-based Hunt & Joiner, Inc. and Keith Gassman of Irving-based Kalmans Marshall Engineering, Inc., who oversaw the mechanical, plumbing and electrical engineering.
